Q1. What is the proposed development and where is it located?
A. La Montana is strategically located near Pune, in the lush green landscape of Vadgaon, near Talegaon, with the hills of Lonavala as its neighbours. Q4. What are the facilities in the Club House?
A. Club house would contain a fully-equipped gymnasium with steam and sauna and indoor games along with a multipurpose hall, swimming pool (Phase 2).
Q5. So now that I have learnt all about the property, tell me how much is it going to cost me?
A. Every apartment has the following cost break up:
Apartment cost (Base cost +PLC) + Car parking cost + Maintenances deposit & Charges + other charges.

Q6. How do I book my home at La Montana?
A. Booking can be done by submitting the filled-in application form along with a Demand Draft in favour of "SVHL Talegaon project sales proceeds A/C". We need the following at the time of booking:
  1. Application Money draft /cheque
  2. Customer's signature on all pages of the Application form at portions indicated
  3. PAN No. & attested copy of PAN Card / Undertaking.
  4. For Companies: Memorandum & Articles of Association and certified copy of Board Resolution.
  5. For Foreign Nationals of Indian Origin: Passport Photocopy/funds from NRE/FCNR A/c.
  6. For NRI/PIO: Copy of Passport Photocopy / Foreign inward remittance from the account of Alottee's /NRE/NRO A/c of Alottee's.

Q7. What happens after I have done the booking?
A. Once your booking is done we will send you your allotment letter followed by intimation about Agreement for Sale. Further the company will also send you timely reminders on the payment due.
Q8. Can I opt for a down payment option?
A. Yes. But currently there are no rebates. The same will be intimated to you when applicable.
Q9. How are installments to be paid and is it construction-linked?
A. By way of Cheque or Demand Draft payable at Mumbai drawn in favour of "SVHL Talegaon Project Sales Proceeds A/C"
And yes, the installments are construction linked. It will be as per the payment schedule provided by us basis construction plan.
Q.10 When can I expect to move into my new home?
A. The company will offer possession for the first phase of development in first quarter of 2015 and for the second phase in Mid-2016.
Q11. Can two flats be bought and combined into one flat?
A. Combination of apartments is not possible under the present scheme of design. However, we have range of apartment for you to choose from.
Q12. Are modifications permitted in the Apartments?
A. Yes, limited modifications are permitted in the apartment. Kindly check us at the time of purchase for details.
Q13. What about Car Parking Space?
A. Every flat is allotted 1 parking space.
Q14. What are the types of Agreements to be signed by the Purchaser?
A. Post allotment the Sales Agreement has to be signed between the purchaser(s) and the company.
Q15. Are transfer allowed? What is the process?
A. Transfer is allowed. The Applicant / Intending Allottee, cannot transfer the registration, booking or allotment in favour of a third party for 12 (twelve) months from the date of agreement of the apartment by the Company unless approved by the Company, who may at its sole discretion permit the same on payment of Transfer charges @ Rs.50 psf.(Phase 1); Transfer charges @3% of agreement value (Phase 2)
Q16. What are the additional amounts to be paid?
A. Apart from the cost of the Apartment & Car Parking, you will be charged as "Advance Maintenance" which will include 1 year's maintenance deposit and charge collected in advance.
Q17. Has the project been approved by HFIs for loan?
A. We are in advance discussion with number of leadings HFCs & Banks. At the time of allotment you will be informed of the same.
Q18. What is my responsibility for disbursement of Installments through HFCs?
A. Once the HFCs approve your loan the disbursement is directly done to the company.
Q19. Who will take care of the Maintenance of the development?
A. Till the time the society is formed, we will take care of the maintenance. However we encourage you to retain our services after the society formation also, as we would like to maintain the development in the form envisaged by us.
Q20. What is the scheme of Maintenance?
A. Maintenance of the project would be done by the facility management arm of Tata Housing or by a third party agency appointed by THDC for a period of one year after possession. Subsequently the maintenance would be handled by the Apex Body or Society thus formed.
Q21. Can I know the process for NRI transaction?
A. For any Non Residential India (NRI) to book a place in La Montana, they have to follow the same process of Application and Allotment as prescribed for Indian client.

The transfer of money of money towards booking and other payments can be done through two modes:
  1. Direct bank transfer between account to account via swift code.
  2. Transfer of funds through an NRE / FCNR (B) / NRO account maintained in India to SMART VALUE HOMES Bank account, if the client wishes to repatriate the money.
No payment can be made either by traveler's cheque or by foreign currency notes.
No payment can be made outside India.

Q22. Can I buy the property from the brokers at a discounted price? Is there any difference of pricing
           between brokers quoted and company quoted?
A. Yes you can buy from brokers who are registered sales associate with us. To maintain a fair and transparent sale process we circulate periodic price and property related circular amongst our channels partners and associates. As a policy no price difference is allowed between its sales team and its representatives.

All pricing and other booking details are approved by the representative of the company before processing.
Q23. If a property owner's details change, how can they be updated?
A. Any change is details have to be given in writing to TATA HOUSING along with appropriate proof. Kindly mark such letter to:

Q24. What can be done if the property documents are lost?
A. In case the registered property documents are lost then a copy of the same can be obtained from the office of the Registrar by paying pre-requisite fee.

Q25. Can I buy the property under joint name between me and my company?
A. Property can not be bought under your joint name and the company's name.
Q26. Who bears the exchange rate gains or losses on transfer of funds?
A. The customer as we only credit the value that is actually received. Any discrepancy will be carried over onto the next installment due.
Q27. What if my monthly EMI is delayed?
A. The company reserves the right to cancel the allotment in case of non-payment of the dues from the customer. However at its sole discretion, the company may choose to charge delayed interest of 18% on the amount due from the client.
Q28. What happens if I cancel my booking?
A. Prior to allotment, you will be entitled to full refund of application money if you cancel the booking. After allotment, application money paid or actual amount paid, whichever is higher, subject to a max of 19.5% of sale price shall be forfeited.
